Cash Buyers Direct ("Cash Buyers Direct," "we," "us," or "our") respects your privacy. This Privacy Policy explains what information we collect about you, how we use and protect it, and your rights under U.S. state privacy laws. It applies to cashbuyersdirect.net and any services we provide through it.

- Property information — property address, beds, baths, condition, timeline, and any details you share about your situation (e.g., inherited, divorce, foreclosure, repairs needed).
- Consent records — when you opt in to SMS communications, we log the timestamp, your IP address, your browser/user-agent string, and the exact consent language shown at the time. We retain this as proof of consent under federal telemarketing rules (TCPA) and as required by our SMS carrier.
- Communications — the content of messages you send us (email, SMS, voice mail, or notes we record from phone calls).
Information collected automatically
- Device & connection — IP address, browser type and version, operating system, device type, referring URL.
- Usage — pages visited, time on page, links clicked, and general navigation within our site.
- Cookies & similar technologies — session cookies and essential local storage. See section 6.
Information from other sources
To prepare an offer, we may obtain property and ownership records from public sources (county assessor, recorder of deeds, MLS comparables) and licensed data providers (e.g., PropStream). This information is factual property data and is not combined with your contact information for marketing to third parties.
2. How We Use Your Information
We use the information we collect to:
- Evaluate your property and prepare a cash offer.
- Contact you by phone, SMS, and email about your offer and related transactions.
- Send you follow-up marketing communications if you have opted in.
- Verify your identity and prevent fraud or abuse of our Services.
- Comply with applicable legal, regulatory, and record-keeping obligations.
- Improve our Services, measure marketing effectiveness, and develop new offerings.
3. SMS Consent & Mobile Information
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All of the categories of personal information described in this Privacy Policy exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
The phone numbers and mobile opt-in data you provide to Cash Buyers Direct are used only to deliver the SMS and voice communications you have consented to receive. Information sharing is limited to subcontractors that directly support our own messaging programs (currently Twilio, our SMS delivery platform), which are contractually prohibited from using the data for any other purpose, including their own marketing. We do not sell, rent, or otherwise transfer your mobile opt-in data to any third party or affiliate, for any reason.
You may opt out of SMS communications at any time by replying STOP to any text from us; reply HELP for assistance. Opting out of SMS does not remove you from voice or email communications; to opt out of those channels, contact us directly at offers@cashbuyersdirect.com.
4. When We Share Information
We share your information only in these limited circumstances:
- Service providers. Vendors who help us operate the site and our business — including Twilio (SMS/voice), SendGrid (email), Google Places (address autocomplete), Cloudflare (security/anti-bot), and cloud hosting (Railway). These providers are bound by contract to use your information only to perform services for us and not to share it for their own marketing.
- Professionals engaged for a transaction. If you accept our offer and we proceed to purchase your property, we will share relevant information with the title company, escrow agent, and, where applicable, the closing attorney. If a deal is assigned to another buyer prior to closing, the assignee will receive the property information necessary to complete the purchase — but not your phone number or email for any use other than completing the transaction.
- Legal & safety. We may disclose information when required by law, subpoena, or court order, or when we believe in good faith that disclosure is necessary to protect our rights, your safety, or the safety of others.
- Business transfers. If Cash Buyers Direct is involved in a merger, acquisition, or asset sale, your information may be transferred as part of that transaction. We will provide notice before information becomes subject to a different privacy policy.
We do not sell your personal information, and we do not share your contact information with third parties or affiliates for their own marketing purposes.
5. Third-Party Services We Use

6. Cookies & Tracking
We use essential cookies to keep the site working (e.g., security tokens) and limited analytics to understand aggregate traffic patterns. We do not use third-party advertising cookies for cross-site behavioral tracking. You can block cookies via your browser settings; some features may not work without them.
7. Data Retention
We retain your information for as long as necessary to provide our services and for legitimate business purposes thereafter. In general: lead and property information is retained for 7 years after our last substantive interaction (to satisfy tax and real estate record-keeping obligations). SMS consent records are retained for a minimum of 4 years per federal TCPA recommendations. You may request earlier deletion; see section 9.
8. Data Security
We use industry-standard administrative, technical, and physical safeguards to protect your information, including TLS encryption in transit, encrypted databases at rest, access controls, and employee confidentiality obligations. No system is 100% secure; we cannot guarantee absolute security of data transmitted over the internet.
9. Your Rights
Depending on where you live, you may have the following rights:
- Access — request a copy of the personal information we hold about you.
- Correction — ask us to correct inaccurate information.
- Deletion — request that we delete your personal information, subject to legal retention requirements.
- Portability — request your information in a machine-readable format.
- Opt-out of marketing — reply STOP to SMS, click unsubscribe in emails, or contact us to stop phone outreach.
- Opt-out of "sale" or "sharing" — under CCPA/CPRA (California), see section 10.

10. California Residents (CCPA / CPRA)
If you are a California resident, you have rights under the California Consumer Privacy Act (CCPA) as amended by the CPRA:
- Right to know what personal information we collect, use, disclose, and sell or share.
- Right to delete personal information we have collected (with limited exceptions).
- Right to correct inaccurate personal information.
- Right to opt out of sale or sharing of personal information. We do not sell or share personal information for cross-context behavioral advertising. For the avoidance of doubt, mobile information (phone numbers collected through SMS opt-in) is never sold or shared with third parties or affiliates for any purpose. - Right to limit use of sensitive personal information. We do not use sensitive personal information for purposes that would trigger this right.
- Right to non-discrimination for exercising your privacy rights.
Authorized agents may submit requests on your behalf with written proof of authorization.
11. Children's Privacy
Our Services are not intended for anyone under 18. We do not knowingly collect information from children. If we learn we have collected information from a child, we will delete it promptly.
12. Changes to This Policy
We may update this Privacy Policy to reflect changes in our practices or the law. Material changes will be announced on the site and, where practical, by email. The "Last updated" date at the top of this page always reflects the current version.
